Every irrigation system in Northern Virginia carries the same annual cycle regardless of how you buy it:

• Spring start-up and controller reprogramming
• In-season adjustment as the landscape fills in and heads drift out of alignment

What a plan changes in practice

Three things, none of which are about the individual visits.

Scheduling position. Winterization and start-up both happen in narrow windows that every property in the region shares. Plan customers are scheduled from an existing list rather than calling into a full calendar.

Continuity of knowledge. The most common cause of an incomplete shutdown is a technician working blind on an unfamiliar system - not knowing where the valve boxes are, or that the far bed runs on drip. A contractor returning each season accumulates that knowledge. On Alexandria's older housing stock, where systems frequently predate the current owner and documentation is missing, this is the biggest practical difference.

The certification does not get forgotten. Backflow testing is the obligation homeowners most often miss, because it is regulatory rather than functional - nothing breaks if you skip it, until a notice arrives. Attaching it to a scheduled start-up visit removes the tracking problem.

When a one-off call is the right answer

A plan is not automatically correct.

A single service makes sense if you are selling within the year, if the system is small and simple enough that a shutdown is genuinely routine, or if you already have a contractor you trust for repairs and only need the seasonal visits.

It also makes sense as a trial. Booking a one-off winterization is a reasonable way to evaluate a contractor before committing to an annual arrangement - and the shutdown itself is a good test, because a thorough technician will find and mention things about your system that a fast one will not.

Alexandria's specific complication

Much of the city's irrigation sits under established landscaping on properties where the system predates the current owner, sometimes by decades.

Two consequences. Documentation is usually absent - no zone map, no record of valve box locations, no note of which zones are drip. And older systems accumulate modifications: a bed added, a zone split, a line rerouted around a patio. Each modification is a potential low point that holds water.

Both push toward continuity. A contractor who has shut the system down twice before knows where the awkward zone is; one arriving fresh in a compressed autumn window does not. This is the strongest argument for a plan on an older Alexandria property, and it is a practical argument rather than a commercial one.

What the shutdown covers either way

The work itself does not change with the purchasing model. Three steps:

1. Purge the pipes of water so no moisture freezes inside the lines and causes cracks and fractures - every zone individually, drip included.
2. Winterize the backflow preventer and store it correctly. It stops contaminated water flowing backward into the drinking supply, and it is the first component to freeze.
3. Turn off the system controller so it is not wasting energy over winter or firing a zone during a thaw.
